Upward trend in residential construction prices
After several quarters of weak growth, residential construction prices continued to rise between April and October 2025 (+0.8%). The recovery in prices is thus confirmed and affects all trades. Over one year, residential construction prices rose by 2.0%.

After a decline in 2024, structural work prices began to rise again in 2025. Between April and October, they increased by 0.6%, mainly driven by higher masonry prices. Earthworks, on the other hand, fell by 0.6%.
Roofing prices rose by 1.4% over the six-month period, a similar rate to the previous six months. The price of wood, insulation materials, and other supplies (roof windows, tiles, etc.) are the main factors behind this trend. Thus, prices for wooden frames (+1.3%) and insulation work (+1.9%) remained in line with the previous six-month period, while roofing slowed significantly, with an increase limited to 1.0%.
In terms of building closures, including windows equipped with sun protection devices, garage doors, and facades, growth slowed slightly compared to the previous six months (+0.7% between April and October 2025). Prices for exterior joinery slowed (+1.2%), while facade work more or less stabilized (+0.3%).
Technical installations recorded an increase of 1.2% between April and October 2025, similar to the previous six-month period. Sanitary installations (+1.0%), heating and ventilation installations (+1.1%) and electrical installations (+1.9%) were the main factors behind this increase.
Finishing prices, on the other hand, showed some slowdown, with an increase limited to 0.6% over the six-month period. Most services grew at a rate close to 1% over the six-month period, particularly flooring, interior carpentry and metalwork, and painting. Other finishing services, such as tiling (+0.3%), marble work (+0.4%), plastering (+0.1%) and screeds and coatings (+0.0%), show a trend of stagnation or very slight growth. Over the year, finishing work remains, after structural work, the trade with the lowest price increases, with an annual rise of 1.9%.

The general composite index for April 2025, expressed on a base of 100 in 1970, stands at 1164.15 points. This index is used to index almost all fire insurance contracts, as well as for many other applications such as updating estimates or contracts for sale of property under construction.
The construction price index measures price changes (excluding VAT) for services provided in residential construction, excluding land costs. It takes into account changes in material and labour prices, as well as changes in productivity and margins for contractors. Indices and rates of change are calculated every six months for construction as a whole, but also for different trades and service groups.
This index is published twice a year, in January for data from October of the previous year and in July for data from April. It is available on the statistics portal under ‘Short-term indicators, series A2’.
The results of the April 2026 index will be published on 16 July 2026, following the half-yearly meeting of the Technical Advisory Committee on the Construction Price Index.
